Summer Market Update
According to the Charleston Trident Association of Realtors, Charleston metro area saw 2,458 homes sell in June. The median price for June was $353,544, up greatly form a year ago when median sold price was hovering around $280,000.
Year-to-date, number of homes sold is up 32% with 12,123 homes sold in 2021, compared to 9,201 at this point last year. Median price to date is $339,990, almost 18% increase from this point in 2020, when the median price was $289,000.
The lopsided supply vs demand is continuing with 72% fewer homes for sale over the last 12-month period, with 1.714 homes listed as “active” for sale in the CHS Regional MLS as of 7/13/21. The positive side is we are up from a low of 1325 earlier this year and can only hope available listings continue to rise.
