      The agent who is listing a property, ethically and contractually, owes complete loyalty to the seller.  In all marketing, disclosures and negotiations his allegiance lies with his client.  As a listing agent your job is to protect your client's interest and get the best price in the least amount of time.

       A Buyer's Agent on the other hand represents only the Buyer for the entire home buying process. Throughout the preview, showing, inspection, negotiation and contract phases, my responsibility is to insure that you, as my client,  finds a home with the features and quality you looking for, at the best available price.

             - It's a no cost service to the buyer since most commissions are paid
               at closing out of the listing company's contracted commission. 

             - By evaluating the Buyer's needs I can locate and preview properties

                choices before any offer is made.

             Research property to confirm lot size, zoning, taxes, easements,etc.

             -  Negotiate, prepare and present offers, counteroffers, addendums and all
                 necessary paperwork.

             - Schedule all  needed inspections that are the Buyer's responsibility.

             -  Insure that all  paperwork is filed correctly and on time.
                
             -  Provide access to the professionals needed:
                         - Pre-qualifying and loan officers
                         - Home inspectors
                         - Infestation report(CL-100)
                         - Surveyors
                         - Closing attorneys
                         - Movers

           -  Follow up after the sale to assure satisfaction and help with any
               concerns that may arise.
